When I meet with you for the first time; I will ask you several questions that will allow me to understand the type of person you are; and what you see happening moving forward as it pertains to your mortgage. This is an imperative conversation that we need to have in order for me to present you with a number of mortgage strategies that are well suited to you specifically.

When matching a client to a mortgage strategy…there is no right or wrong product for the client to take as everybody is different.

I strongly encourage you to consider your mortgage strategy in the same way that you would consider your investment strategy. You would never just throw 300K in cash into an investment product without looking into your options; so why would you want to do that with your 300K mortgage. Your mortgage is a large investment; and you owe it to yourself and your family to explore your options...and you do have options.

Most people focus on 5 Year Fixed Mortgage Terms; the reason for that is because historically that is the product that the Big Banks advertise. Canada Mortgage and Housing tells us that the average person breaks their 5 year mortgage at the 3 year mark...and pays a sizeable penalty to the bank for doing so. Banks know this...and they count on it...which is why they are very happy for you to take that product whether it suits you or not.

Certainly its not a sin for a bank to make a profit; thats why they exist in the first place...but they will make plenty without YOU paying them additional interest and penalties than you need to. YOU want to keep as much money in your pocket as you possibly can...we all do.

MORE IMPORTANT than the interest rate is the mortgage strategy and product. Im not saying rate isnt important; because it is...but solely focusing on the rate and disregarding the strategy and product will always cost you more in the long run.
